The property features 35 pivots (primarily Zimmatic, some with LESA systems) covering 2,575± irrigated acres. Many pivots are interconnected through mainline systems with variable frequency drives, allowing efficient water management across the operation. The majority of the fields are in alfalfa or triticale. Water rights total 2,721± acres across nine separate permits and certificates.

Wildlife & Recreation
The continuous acreage qualifies for Oregon landowner preference hunting tags. Wildlife commonly observed includes mule deer, pronghorn antelope, elk, bald eagles, hawks, and other native species. The property is perimeter-fenced with cross-fencing throughout.
